In addition, VSM Capital has long standing relationships with all major private mortgage funds across Canada and several private investors ready to provide the capital needed for projects that fall outside of traditional lending guidelines. Although we are able to find unique solutions for most complex transactions, commercial loans fall into one of the following 5 categories:
Construction and Land Development Financing
Purpose: VSM Capital can arrange construction financing to assist developers with financing the construction of residential, retail, office, industrial, hotel, self-storage and land development projects. Loan To Cost: Up to 80% – 85% of cost. Loan To Value: Up to 65% – 75% of value. Term: Up to 3 years. Amortization: Typically Interest-Only loans can be obtained. Security: 1st and 2nd mortgages available. Land Acquisition Financing
Purpose: VSM Capital can arrange land acquisition financing for developers who are acquiring land for near-term development. Typically these loans are used to finance the rezoning process which happens after acquisition, or alternatively to obtain building permits and pre-sales in order to meet the requirements of construction loans. Loan To Cost: Up to 65%. Loan To Value: Up to 65%. Term: Up to 24 months. Amortization: Typically Interest-Only loans can be obtained. Security: 1st mortgages available. Term Financing
Purpose: VSM Capital can arrange term debt for the acquisition or refinance of residential apartment buildings, retail buildings, office buildings, industrial buildings, hotels and self-storage buildings. Loan To Cost: Not applicable. Loan To Value: Up to 85% of value. Term: Up to 10 years. Amortization: Up to 25 years. Security: 1st and 2nd mortgages available. Mezzanine Financing
Purpose: VSM Capital can arrange mezzanine financing to assist owners and developers with the equity requirements of conventional mortgage financing. Mezzanine financing is a hybrid of debt and equity which is typically used in construction loans, for condo-inventory loans, as well as to assist with re-leasing or renovating a vacant building. Loan To Cost: Up to 80% – 90% of cost. Loan To Value: Up to 75% – 85% of value. Term: Up to 3 years. Amortization: Typically Interest-Only loans can be obtained. Security: 1st and 2nd mortgages available. Equity / Joint Venture Financing
Purpose: VSM Capital is able to raise equity as well as arrange for financial joint venture partners for owners and developers of commercial real estate. Loan To Cost: Not applicable. Loan To Value: Not applicable. Term: Not applicable. Amortization: Typically a preferred return is charged, as well as a pre-determined percentage of the profits to be made. Security: Typically an assignment of the shares of the Borrower is required.

- We analyze the offers received from the various lenders and clarify the terms of each offer and we negotiate the terms and conditions amongst all the lenders on the clients behalf;
- Once a lender is chosen by the client, our team works closely with both you and the lender to ensure a seamless transition from underwriting through to the transfer of funds;
- VSM Capital continues its relationship with you even after the transfer of funds and provides guidance to you in dealing with the lenders throughout the term of your mortgage with the ongoing mortgage requirements; -

The VSM Capital Team
Derek has been active in the Commercial Real Estate industry since 2001 working as a Commercial Mortgage Underwriter, Originator and Mortgage Broker. Prior to founding VSM Capital in 2009, he worked for two Investment Banks, two Private Mortgage Funds and has been involved in commercial real estate deals totaling in excess of $1.5 Billion to date in his career. Derek specializes in construction and land development financing, structured term debt financing and has a lengthy list of private investors ready to provide mezzanine financing for a wide variety of lending situations. Derek holds a Bachelor of Business Administration degree from Wilfrid Laurier University where he majored in Finance and Organizational Behaviour and minored in Economics. Derek has also taken numerous post-graduate courses in Commercial Real Estate and is a fully licensed mortgage broker with the Mortgage Brokers Association of British Columbia. Derek is also a member of the Mortgage Investment Association of British Columbia and is a licensed home builder with the Homeowners Protection Office of British Columbia.
Aaron Chee graduated from Simon Fraser University with a Bachelor of Business Administration degree in 2000, and went on to complete his Diploma of Urban Land Economics from the University of British Columbia in 2005. His involvement in the financing of commercial mortgages across Canada began in 2005, and has varied from projects across the spectrum including office, retail, industrial, multi-family and land development. Having previously worked for a leading private lender in Western Canada as a Senior Mortgage Officer, he has been involved in dozens of transactions totaling over $300 million in financing. Past experience include working at BC Assessment and with a leading British Columbia high-tech firm. Aaron is a member of the Mortgage Investment Association of British Columbia and a licensed mortgage broker with the Financial Institution Commission of British Colombia.
Nick joined the real estate industry and VSM Capital in 2015. He earned his Bachelor of Arts from the University of British Columbia and is currently working towards completing his Diploma of Urban Land Development. Prior to entering the real estate industry, Nick spent over three years working in Morocco and Turkey as a Landman for an international oil and gas company. Nick is a fully licensed mortgage broker with the Mortgage Brokerage Association of British Columbia and a member of NAIOP.
